What A Skim Coat Price Covers
A skim coat is a thin layer of plaster across the whole surface, applied in two coats and sanded flat so the wall takes paint like new. The plaster itself is a small part of the price. Most of the money goes into preparation and drying time.
On a painted wall in good condition, prep is quick. Fill, sand, seal and start.
Walls that have just had wallpaper stripped are the ones that catch people out. The paper face of the plasterboard often comes away with the glue, and that torn surface has to be sealed before any plaster goes on. Skip that step and the skim can bubble within days. Old gloss paint needs keying or a bonding coat for a similar reason, because plaster will not grip a shiny surface.
Why Solid Plaster Costs More Per Square Metre
Solid plaster goes straight onto brick, block or concrete. It needs a base coat to even out a surface that was never flat, time to cure, then a finish coat. Old brick is rarely straight, so the base coat on a 1950s fireplace wall can be several times thicker than on newer blockwork.
We also check the wall is dry before we start. Plaster over damp brick or concrete tends to show white salts and blistering once the room warms up, and paint will not hide it.
Not sure which one you have? The quickest drywall vs plaster check is a knock. Plasterboard sounds hollow between the studs. Plaster over brick sounds dead solid.
Why Small Repairs Look Expensive
The plastering on a single patch might take twenty minutes. It still needs three visits: fill, a second coat once the first has dried, then sand and finish. Travel, set-up and drying time make up most of the bill, and that is where the minimum charge comes from.
Three patches done over the same visits cost far less than three separate call-outs.

A bedroom after wallpaper removal. Walls and ceiling in a 3.5 x 3.2m room with a 2.4m stud come to roughly 40m². Sealing the torn paper and skimming the lot lands at about $1,800 to $3,000.
A brick fireplace wall in a bungalow. Around 10m² of solid plaster over old brick, finished smooth for paint: about $650 to $1,000, plus any minimum charge for a small job.
A hallway with three repairs. A door handle hole, a cracked corner and the fixings left behind by an old heat pump, done together: roughly $540 to $1,950 depending on size.
What Pushes The Price Up
- Ceilings over 2.4m add 15 to 25%, and above 3m scaffolding is usually priced separately.
- Occupied rooms take longer to clear and protect.
- Dark colours, semi-gloss paint and strong side light all demand a flatter finish.
- Apartments bring lift bookings and restricted working hours.

When A Full Skim Is Not The Answer
If your walls are sound and only carry a few dents and old hook holes, spot repairs and a repaint will do the job.
At the other end, skimming over board that is soft, water-stained or sagging is money spent on a surface that will fail again.
